A rendering of the new spa location

COVINGTON, KY (JUNE 8, 2026)— A new chapter in regional wellness is coming to Northern Kentucky. Blank State Spa, a first-of-its-kind bathhouse and immersive spa concept, is set to open at the start of 2027 in the heart of Covington, offering the Greater Cincinnati region its most comprehensive destination for restoration, self-care, and intentional pause.

Designed as a haven from the noise of everyday life, Blank State Spa blends timeless bathing traditions with modern wellness services. The nearly 7,500-square-foot, two-level space will feature a thoughtfully curated mix of hydrotherapy and spa experiences, including sauna, infrared sauna, steam room, hot tub, cold plunge, and a mineral pool, alongside private treatment rooms offering massage, body scrubs, facials, and leading-edge wellness services.

Blank State represents the intention to bring your body and mind back to their most elemental and natural condition. In this state, you feel refreshed, reset, and ready to re-engage with the world from a foundation of wellbeing.

Complementing the spa experience, Blank State will also include a bar café serving specialty coffees and juices, functional beverages, organic wines, and craft cocktails—offering guests moments of nourishment, balance, and indulgence.

Blank State Spa will be located at 608 Madison Avenue, within the historic Eilerman Building, a rare adaptive redevelopment project in downtown Covington. The building’s development team includes Guy van Rooyen, owner of Hotel Covington; Tyler Watkins, Development Director at the Salyers Group; and Joseph Stevie, CEO of Sparen Realty. The concept is the vision of Jocelyn Palmer and her husband, Michael Palmer, longtime Cincinnati residents with deep roots in hospitality, design, beauty, and wellness.

“This project brings together two things I care deeply about—exploring wellness in a meaningful way and building teams and culture rooted in genuine care,” said Jocelyn Palmer. “I’ve always believed spaces like this operate as an ecosystem. The environment, the people, and the products we choose all shape the experience. When those elements are aligned, it creates a place where people can truly slow down, reset, and feel taken care of.”

“Blank State is about immersion,” added Michael Palmer. “It’s designed to help people step away from the pace of everyday life, disconnect for a moment, and give themselves the space to recharge.”

Presale packages and founding memberships are available as part of a community-based
crowdfunding phase.
