A developer for the Union Promenade said the infrastructure for the site is almost done, according to a report he gave on the site’s progress at a recent Union’s Caucus/Commission Meeting.

The city broke ground on the mixed-use development in July 2022, marking one of two large developments along U.S. 42 in the city. When completed, the development will feature 50 single-family homes and around 300 multifamily units. With 13 standalone commercial buildings, the city hopes to bring “both upscale retail and restaurant experiences,” the city explained in its original announcement of the Promenade.

By the time the city broke ground, at least nine of the Promenade’s retail spaces have already been spoken for by a cigar bar, a Mexican restaurant, a spa, a brewery, and another indoor dining experience. Two medical offices and a United Dairy Farmers store will also be on site.

T.J. Ackerman, president and CEO of Thomas J. Ackerman Company based in Cincinnati, explained that the current infrastructure of the 62-acre site is 90% complete.

“All roads and utilities are complete,” Ackerman detailed. “Both United Dairy Farmers and Children’s Hospital have closed their lots. Two of the lots should have buildings up and ready for tenants by the end of this year.”

Cincinnati Children’s Hospital announced last year they plan to build a facility on the Promenade, purchasing more than 6 acres of the development and investing an initial $10 million into the project.

Drees Homes will begin building single-family homes in the next few weeks and a total of 44 homes will be built.

By mid-summer of this year, construction of 298 apartments will begin on the northwest portion of the property that touches Old Union Road.

“The timeline for completion is approximately 24 to 36 moths,” said Ackerman.
