OrthoCincy is planning on opening a new location in Crestview Hills to replace its Edgewood location, OrthoCincy’s CFO Paige Cripe confirmed to LINK nky Thursday evening after the Kenton County Planning Commission approved a concept plan for the new building.

OrthoCincy already has a surgical location in Crestview Hills, as well as other sites in Florence and Highland Heights. They have 14 locations all across the Tri-State area.

The new building is set to be located on Centre View Boulevard within the Thomas More Office Park complex. The tract spans about 4.3 acres, and much of it is already cleared and graded with the exception of the rear portion of the land that’s still wooded. The area is already zoned for business park use, so the company didn’t need to get a zoning change to build there.

The development plan calls for the construction of a two-story building, no higher than 35 feet, a canopied entryway, and 236 off-street parking spaces. The developers plan to keep the existing vegetation and wooded area on the north end of the site. OrthoCincy also plans to seek waivers from the Kenton County zoning administrator for landscaping requirements, but those approvals do not require a vote from the planning commission.

The new building will contain about 90 employees and will field about 330 patients a day, according to a presentation Thursday evening from Viox & Viox, an architecture firm that designed the concept plan. It will contain treatment and examination rooms, as well as facilities for physical therapy, X-ray, and MRI imaging and forms of advanced therapy.

The planning commissioners pointed out a lack of sidewalks in the concept plan. Sidewalks are required in many zones and areas throughout the county.

Crestview Hills City Administrator Alex Mattingly said that the surrounding properties lacked sidewalks and that “asking all the properties to add sidewalks is difficult, so we would ask you to recommend the waiver of that sidewalk requirement for this lot.”

Crestview Hills Mayor Paul Meier affirmed this.

Although the planning commission eventually approved the plan, they added a recommendation to add a crosswalk to improve pedestrian safety.
