The City of Erlanger announced Tuesday that it would not challenge a recent recommendation from the Kenton County Planning Commission against a zoning change for a property on Stevenson and Turkeyfoot Roads, on which a developer had sought to build a Wawa convenience store.
“Erlanger City Council will take no legislative action on this item,” the announcement reads. “As a result, the Planning Commission’s recommendation will stand, and the map amendment associated with this proposal will not move forward.”
The proposed 6,372-square-foot convenience store was slated for construction at the current site of the Bright Future Child Enrichment Center in Erlanger. Before construction can begin, the Planning Commission must either support or oppose the proposed commercial zoning changes, which then go to the Erlanger City Council for a final decision. With the council declining to vote on the matter, the commission’s recommendation becomes final.
Sierra Development, an LLC that was seeking to develop the site, had asked to change the site’s current residential compact subdivision zone to a neighborhood commercial zone earlier in December. Gas stations, retail shops and restaurants are not allowed in residential compact subdivision zones, according to Erlanger’s zoning regulations, so the developer will either need to seek a different zoning change request or furnish a different development plan for a different business if they want to build on that site in the future.
