Cincinnati-based property manager BRG Apartments broke ground on Hebron Station, a complex that will feature over 250 new apartment homes.

In total, the complex includes 256 one-and two-bedroom apartments spread across 13 buildings. Pre-leasing will begin this winter and move-ins are scheduled for early 2025, according to a BRG press release.

Hebron Station will include various amenities, such as a swimming pool, fitness center, cyber cafe, clubhouse and firepit.

Representatives for BRG were joined by Boone County officials and representatives from the Northern Kentucky Chamber of Commerce for the groundbreaking at 3465 Hebron Station Drive across from the Hebron Fire Station and North Bend Road Kroger.

“This is a great location with tremendous exposure,” BRG Apartments Chief Operations Officer Steve Brunner said in a press release. “The Northern Kentucky market is booming, and we want to continue be a part of it by providing good, quality attainable housing for the market.”

Boone County Judge/Executive Gary Moore touted the development’s positive effect on the county’s housing supply.

Understanding NKY’s housing shortage

A study of housing in Northern Kentucky has revealed troubling trends for housing in the region, with the largest need being for “workforce housing” for households earning between $15 and $25 per hour, with monthly housing costs between $500 and $1,500. The region needs about 3,000 more housing units to provide for people within that income range, according to the study. The demand for one- to two-bedroom rentals and owned properties consistently exceeds their supply, while supply for three and four-bedroom properties consistently exceeds demand. The study suggests that the region needs to build 6,650 housing units to support economic development in the next five years, which equates to 1,330 units per year. Read more here.

“The recent housing study from the Northern Kentucky Area Development District indicated that we needed more housing options here in Northern Kentucky,” Moore said in the release. “This housing community will provide quality housing options for the residents of northern Boone County.”
