The Boone County Planning and Zoning Commission voted against a zoning map amendment switching an agricultural estate to a suburban residential planned development

The zone change would allow for 160 multi-family residential units within three buildings, 55 attached single-family residential units within nine buildings, five detached single-family residential dwellings, and community amenity areas.

Last year, Jake’s Farm Real Estate Development Company, LLC, requested a conditional use permit for an approximate 36.74 acre located at the southeast corner of the intersection of Richwood Road with Schmidt Lane.

The commission found that the proposed development plan was consistent with the Future Land Use Map, which identifies the site as for “Rural Density Residential” and “Suburban Density Residential” uses.

The committee also mentioned that the developers are bound by a few commitments. The density of the “Farm Tract” can’t exceed 190 units and cannot be less than 29.8 acres.

The number of parking spaces also has to meet the zoning requirements. The townhomes on the south property line should not be more than two stories in height.

The commission voted nine to four against the approval.
