Two properties on Bullock Lane in Boone County are changing from suburban residential and commercial lots to industrial sites.
The Boone County Fiscal Court approved an ordinance on its second reading on Tuesday night which changes the zoning for a 19.8-acre area at 3024 and 3080 Bullock Lane, which intersects with Petersburg Road in Hebron. Part of the ordinance includes a condition to reduce the spacing of the site’s driveways from 500 feet to 100 feet.Â
Paul Hemmer Company, of Fort Mitchell, is creating the industrial lot that will include a 230,000-square-foot building and a truck staging area. Prologis, a logistics company based in Sharonville, Ohio, will be the one leasing the building to a future tenant.
The ordinance came to the fiscal court for final approval after the Boone County Planning Commission voted 10-4 to recommend the zoning change. The commission voted on the matter in its Aug. 3 meeting. Planning Commission board members Kim Patton, Charlie Rolfsen, Bob Schwenke, and Steve Turner voted against it. At the fiscal court meeting, it passed 3-1, with Commissioner Cathy Flaig voting against it.
There are about a dozen homes on Bullock Lane that are one street away from an industrial site to the east and another distribution center to the south.
At the Aug. 3 meeting, residents of the Bullock Lane area spoke against the zoning map amendment, voicing concerns over truck activity near their homes. One resident, Travis Dunhoff, presented a petition with signatures from Bullock Lane residents. He said he and his neighbors felt the commission guided the applicant without offering the same communication to homeowners.
Commission member Schwenke asked how the company was planning truck parking. During the meeting, the company provided an updated plan showing a parking area for 12 trucks along the eastern property line. They are also going to provide a truck staging area. Rolfsen said it is difficult to understand the impact to residents since the tenant is unknown.Â
