Union Promenade is nearing full occupancy as two restaurant chains prepare to open new locations in the high-profile development.
The nearly $150 million mixed-use development spans approximately 62 acres along U.S. 42 in Boone County. Developed by Cincinnati-based Meierjohan Building Group and Thomas J. Ackermann Company, the project combines retail and dining spaces, offices, medical facilities and multifamily and single-family housing.
T.J. Schutte, a commercial real estate agent with Keller Williams, addressed the Union City Commission on Sept. 9, providing an update on the restaurants slated to fill the remaining vacant spaces at Union Promenade.
Schutte said Jot India, an expanding Indian restaurant brand, plans to open a location in Lot 10 next to Fifth Third Bank. The restaurant has other locations in Newport, Florence and Cincinnati’s Deer Park and Columbia-Tusculum neighborhoods. Its menu features traditional Indian dishes such as chicken tikka masala, saag paneer, chicken shahi korma and paneer makhani.
The restaurant’s operator said the Union location is on track to open by the end of the year. Construction is already underway on the nearly 2,800-square-foot space, with the necessary permits already in place, he noted. Upon opening, Union Promenade’s Lot 10 will be fully occupied.
Next, Schutte said Scramblers, a sit-down restaurant chain specializing in breakfast and lunch, has signed a lease for a previously vacated space in Lot 6. Scramblers operates more than 30 locations across Ohio, Illinois, Florida, Maryland and Michigan. The Union restaurant would be Scramblers’ first location in Kentucky.
Scramblers already operates restaurants in the Greater Cincinnati area, including locations on Wooster Pike in Cincinnati and Hauck Road in Sharonville. The chain is also planning new locations on Ferguson Drive in Cincinnati and Old Kyles Station Road in Liberty Township.
In May, the Union locations of By Golly’s and The Works Pizza permanently closed. Lance Sizemore, CEO of Cincinnati-based restaurant group Epic Eeats, confirmed to LINK nky that the closures were part of a broader round of shutdowns that also included locations of the two brands in Covington.
“Everybody’s aware that on Lot 6 we got back the spaces for The Works Pizza and By Golly’s Bar and Grill,” Schutte said. “So we do have a signed lease now with Scramblers.”
As of now, Scramblers is working through architectural plans and construction on the space, with an opening targeted for December, Schutte said.
Scramblers will move into the vacated By Golly’s space, while the adjoining approximately 3,400-square-foot former pizza space will remain open. Schutte said leasing agents are targeting a sushi restaurant for the space, but did not provide further details.
Once those spaces are filled, the Union Promenade’s final vacancy will be a 2,200-square-foot end-cap space next to El Asadero in Lot 7.
