The Park Hills City Council approved an amendment to the city’s official zoning code to change the designation of a development area at its Aug. 10 business meeting.
The council unanimously approved City Ordinance No. 12 following its second reading, which would change an area measuring approximately 2.4 acres on the south side of Arlington Road between Dixie Highway and Aberdeen Road from its current Residential Urban designation to Residential Mixed.
Developer Berling made the application with the Kenton County Planning Commission to amend the map for the development of 24 multi-family dwelling units. The commission approved the request on the condition that the development plan be revised to push back the off-street parking spaces to allow for unobstructed sidewalk access while maintaining required setbacks and buffer yards.

The council additionally voted to approve an ordinance that would decrease the minimum lot area and lot width, in addition to increasing maximum density within the Residential Mixed zone. The amendment would enable off-street parking spaces to directly connect to public streets within the zone.
The commission made recommendations for both text amendments following a public hearing on June 4.
The proposed zoning changes to the minimum lot area are consistent with other Northern Kentucky jurisdictions, including Crestview Hills, Erlanger, Fort Mitchell, Independence and Taylor Mill, according to the ordinance document.
