A new industrial warehouse could be on the horizon for Hebron. 

Developers are seeking an amendment to the zoning map, permitting the transition from commercial to industrial use. The Boone County Planning Commission Zone Change Committee discussed and advanced the request. 

“It allows for a 98,000 square foot building,” Boone County Director/Zoning Administrator Michael Schwartz said regarding the developer request. “Right now there is an office building on the property – a three-story office building. They want to demolish the office building.”

Also included in the request is a development plan concept change enabling industrial use for a 6.46-acre area located at 1020 Petersburg Road, the committee meeting agenda noted. 

Hebron resident Gilbert Martin said he supports the applicant’s plan if it is locally beneficial. 

“Usually when a developer wants to build a warehouse, there are going to be some jobs attached in some way,” he said. “If it helps to put some of our local people to work, I’m all for it.” 

During its Aug. 2 business meeting, the full Boone County Planning Commission is expected to take action, Schwartz said, with the options being to either agree with the Zone Change Committee’s recommendation or to change it in some way. 

“That recommendation will then go to (Boone County) Fiscal Court – Fiscal Court will have the final authority to grant or deny the zone change,” Schwartz said.
