A new, multi-level luxury spa and bathhouse is slated to move into the building that formerly housed Eilerman’s Department Store in Covington in 2027.

Dubbed Blank Slate Spa, located at 608 Madison Ave., the new facility “will feature a thoughtfully curated mix of hydrotherapy and spa experiences, including sauna, infrared sauna, steam room, hot tub, cold plunge and a mineral pool, alongside private treatment rooms offering massage, body scrubs, facials and leading-edge wellness services,” according to an announcement from the founders.

The business is the brainchild of Jocelyn and Michael Palmer, both of whom have backgrounds in hospitality and wellness.

“This project brings together two things I care deeply about—exploring wellness in a meaningful way and building teams and culture rooted in genuine care,” said Jocelyn Palmer.

“Blank State is about immersion,” said Michael Palmer. “It’s designed to help people step away from the pace of everyday life, disconnect for a moment and give themselves the space to recharge.”
