Union’s Triple Crown community will expand thanks to a recent zone change approval from Boone County.

After Fort Wright-based Triple Crown Developers and St. Elizabeth Healthcare requested a zone change that would allow for the subdivision to expand, the Boone County Fiscal Court approved it during last week’s meeting.

The land in question is located at the terminus of Man O War Boulevard, approximately 160 feet south of Authentic Court. The zone change will allow Triple Crown Developers to expand the Justify section of the Triple Crown subdivision.

Boone County Zoning Administrator Michael Schwartz first presented the zone change request and Triple Crown Developers to the fiscal court at a meeting on September 3.

“The concept plan identifies the extension of a Triple Crown subdivision of 34 lots at a density of 2.6 units per acre,” Schwartz said during the meeting.

St. Elizabeth Healthcare, the largest healthcare provider in Northern Kentucky, owns two parcels of land that will be part of the expansion. As part of the concept plan, Man O War Boulevard will be extended onto the plots owned by St. Elizabeth. 

Tony Berling, manager of Triple Crown Developers, said their goal is to connect Man O War to Richwood Road.

“Hopefully by October of next year, the whole thing will be completed,” Berling said. “There will be no dead ends in Justify which is good. It’ll be better for emergency vehicles and everything else.”

Triple Crown is a country club community in southern Boone County, located off the Richwood Road exit of Interstate 75. Residents can access several amenities, including an 18-hole golf course, swimming pool, tennis courts, driving range, walking trails, dog park, basketball courts, playground and fitness center.

Triple Crown’s Justify section, named after the Triple Crown-winning racehorse, is located at the southeast corner of the subdivision. Justify is comprised of over 120 single-family home plots, according to triplecrowncc.com.

Drees Homes and Fischer Homes, the two largest homebuilders in Northern Kentucky, are slated to construct the homes on the 34 plots at an estimated price range of $500,000 to $800,000.

Schwartz said the property was first zoned as Public Facilities in 1992. At a meeting on August 7, the Boone County Planning Commission found the site’s Public Facilities zoning designation as inappropriate. As such, the commission unanimously voted to recommend approval of the zone change request. In Boone County, the fiscal court has final approval on all zone change requests.

The land was originally considered for a future hospital before the merger of St. Elizabeth and St. Luke Hospitals in late 2008, according to Boone County Judge/Executive Gary Moore. However, that use case scenario disappeared after the merger.

“This much property is not needed any longer for healthcare and it appears that St. Elizabeth is liquidating that and going back to its neighbor purpose,” Moore said.
